Buying a house in another state *NEED HELP*!!!!?

I am currently looking to purchase a new home in another state.I was wondering what the process was with not living there and all.Will a lender still approve me even though I do not live there and will not be living there at all, this property will be a second property which will be rented. I have great credit and enough money for the down payment but I just want to know if its a huge hassle or if the process is relatively easy. If it helps the house will be in San Diego North County Area.
